Above the Rooftops of Vršovice | Furnished 42 m² Studio with a 9 m² Terrace and Air Conditioning
I am offering a cosy, furnished studio apartment for long-term rent at Moskevská 449/40 in Prague’s Vršovice neighbourhood. The apartment has an interior floor area of 42 m² and is located on the top floor of a brick building with a lift. It is in very good condition and ready to move into.
A standout feature is the 9 m² terrace, complete with an electric awning and outdoor furniture. It extends the living space and offers a lovely spot for morning coffee, outdoor dining or relaxing in the evening. During the warmer months, it becomes an additional living area where you can enjoy the views and your own private outdoor space.
The apartment is equipped with air conditioning, and high-speed fibre-optic internet is available. Its top-floor position and orientation towards the inner courtyard, away from Moskevská Street, provide a peaceful retreat in a lively neighbourhood. The apartment overlooks the courtyard, which features a design studio with a rooftop garden.
Everything you need for everyday life is close by. There is a bakery in the building, with shops, cafés and restaurants within walking distance. Grébovka and Heroldovy sady parks are also nearby. A tram stop just a short walk from the building provides excellent connections to Prague’s city centre.
I am renting the apartment directly as the owner. I am looking for a reliable tenant interested in a long-term home who will take good care of the apartment. The apartment is not intended for flat-sharing. No parking space or garage is included.

Hi, I’m David. I lived in this apartment while studying in Prague, so it holds a special place in my heart. I know firsthand what a wonderful home it is and how enjoyable life in this neighbourhood can be. I hope everyone who stays here enjoys it as much as I did. I originally renovated the apartment for my own use, putting a lot of thought into the materials, furnishings and small details that make a home comfortable. I bring that same care to preparing it for my guests, keeping it clean, well maintained and thoughtfully equipped for everyday living. No entanto, só deve fazê-lo em situações excepcionais, dado que quanto o proprietário aceita a sua reserva, a propriedade deixa de estar disponível e pode levar à perda da oportunidade de arrendar a propriedade a outra pessoa.

David's place is perfect for anyone looking to stay in Prague. There is an amazing desk to do work at and the terrace has very comfortable furniture to watch the sunset and do work out there as well. We absolutely loved the terrace. You are on the 6th floor and the views are absolutely incredible. There is also a remote control umbrella that can be used to block out the sun. There is also an elevator as well. The. neighborhood felt very safe and we had no issues with our safety. There are a few parks nearby to be able to do exercise and he also provides a yoga mat to do be able to do home work outs. The place is a bit outside the center but the tram stop is literally right in front of the apartment. It takes 10 seconds from the front entrance. We recommend using line 22 to get to most points of interest in Prague and it takes around 15-20 ish minutes depending on the street traffic. The place has A/C, a nice tv, and amazing wifi. He actually just installed new wifi. From our speed test we were getting around 300+ mbps for download speeds. We had 0 issues using our devices and the network was incredibly fast. There's nice hidden gem restaurants and cafes all around the neighborhood and since you are a bit outside the center they are all very well priced. There's also a grocery store right in front of the house and a market next to it that stays open until midnight 7 days of the week. We highly recommend David's place for your next stay in Prague! David is also very communicative and is a great host and it was an absolute pleasure staying at his place.

I stayed here for roughly 4 months and the apartment itself is very nice and also the location is good. There are supermarkets and some cafes nearby and the Tram is directly in front of the door.
However, I did have some problems in the end with the owner. I stayed there with my cat and when I left there was probably some of the hairs left on furniture. The rest of the apartment was clean. So, in total the apartment was at least as clean as when I moved in, since there were hairs of the prior person in the bed, cut-off toenails in the bathroom etc. But here is where the problem started with the owner. He didn’t come when I left and then suddenly later, he sent me a message demanding ~60€ as a cleaning fee. I resisted, because on one side the apartment was not perfectly clean when I moved in either and on the other side the demanded fee was way too high. The owner insisted on this amount and started to threaten me if I don’t pay it immediately. I compared the price to the prices of professional cleaning services. I could only look at the one with information in English and I guess they were already above average, but they charged around half of that price for a whole apartment and this was only about using some sticky hair remover for the furniture. When I confronted the owner with the results from my search, he suddenly changed his mind and we made an agreement and I paid some amount just to settle this case. However, I wonder whether he is trying to get 60€ from every person that stays there and then only does the minimum cleaning and this issue could have been handled much better than in his aggressive way.
